Real Estate Transaction Overview.


We facilitates a real estate investment structure that allows you absolute principal protection with 1-2 year returns of 19% to 250%. This program assists developers in meeting their pre-construction sales threshold to qualify for traditional construction financing.

These real estate transactions are unique in that they guarantee an investment return every time the developer is successful in selling his units (even in the event of a market downturn). In the rare circumstance that the developer is unsuccessful, you receive a return of your investment plus interest that accrues from your escrow deposit. The essence of these transactions is that the bulk purchase of units allows developers to obtain construction financing more quickly, thereby avoiding carrying costs, other sales and marketing costs, and other direct or
indirect costs of delays in construction and sales. In turn, the developer is willing to provide the investor syndicate with attractive concessions that guarantee their principal and provide attractive upside.

In short, whether the units appreciate, depreciate, or 'stay flat',you will make a return on your investment. (The highest returns, of course, occur if the units appreciate; but that isn't required to make a substantial return.) Your deposit (10% of the sales price) is held by a third party, FDIC insured escrow agent during the entire time period, is never transferred to the developer
(until your unit is assigned and you've received your profit), and consequently is never at risk.

What kind of returns can be expected?


The net returns for an investor varies by the amount of the discount that we negotiates (typically 15%), the ongoing appreciation of the project, and the
type of exit strategy that the developer chooses. In all cases, however, the purchaser's investment is protected so that whether the market goes up, down or stays the same, some profits will be earned. (If the project fails, the deposit plus escrow interest is returned to the purchaser).

Typically the investment returns range from 30-200%. For example, based on projections, an investor would generate a 213% return if the market increased 30%, or 83% if it increased by 10% and even 32% if the market fell by 20%.


Contractual provisions that protect the Investor.


Several of the key provisions that constitute this unique opportunity include:

Price protection (typically 15% discount) vis a vis all other units in the development.

Small (10-20%) deposits that remain in interest bearing escrow accounts.

In the event of a real estate market down-turn, final purchase price is adjusted on a dollar-per-dallar basis.

Our contracts are fully assignable.

By being fully assignable, investors can re-sale their contract under the favorable terms provided for in the purchase contract.
Our purchases are limited to no more than 25-30% of all units (to ensure that developer's have strong marketing/sales system in place).
